Water does not wait. From the moment a pipe bursts, an appliance fails, or a Central Texas storm drives rain through your roof or foundation, moisture begins migrating into wall cavities, subfloor assemblies, insulation batts, and the paper facing on your drywall. The visible puddle on the floor is often the least of it.
Most homeowners' instinct is to grab towels, run a box fan, and wait to see how things dry out. That instinct is understandable, and for very minor spills confined to a hard surface it can be enough. But for anything beyond surface-level moisture — anything that has sat for more than a few hours, reached porous materials, or covered more than a few square feet — that approach tends to make the outcome worse, not better. The Mold Clock Starts Earlier Than Most People Think
The EPA's guidance on mold in buildings establishes that mold can begin colonizing wet building materials within 24 to 48 hours under typical indoor conditions. That window assumes a temperature around 70 degrees Fahrenheit and a substrate that supports fungal growth — paper-faced drywall, OSB sheathing, wood framing, and fiberglass insulation with a paper backer all qualify. In Central Texas, where summer interior temperatures frequently exceed 78 to 80 degrees even with air conditioning running, that window can compress.
What that 24-to-48-hour figure means in practice: if water soaks into your wall on a Tuesday afternoon and you decide to monitor the situation through the weekend, you may be opening drywall into an active mold problem rather than a drying problem. The two are handled very differently, under different regulatory frameworks, and at meaningfully different cost.
Texas regulates mold remediation through the Texas Department of Licensing and Regulation under Texas Occupations Code Chapter 1958 and 16 TAC Chapter 78. Any contractor performing mold remediation on a contaminated area of 25 contiguous square feet or more must carry a TDLR mold remediation contractor license. This is not a precaution — it is a necessity, because Category 2 and 3 water contain bacterial and chemical contaminants that drying alone does not neutralize.
When You Can Handle It Yourself — and When You Cannot
There are water events a homeowner can legitimately manage without calling a professional. A glass of water knocked onto a hardwood floor, wiped up immediately. A slow-drip under a bathroom sink caught the same day, where a quick check confirms the cabinet base is dry. Surface moisture on tile or sealed concrete that has not reached any porous material.
The line shifts once any of these conditions are present: the water has been sitting for more than a few hours; the water reached drywall, wood framing, insulation, or subfloor; the source was anything other than clean supply-line water; the affected area covers more than a few square feet; or you notice any musty odor, which is a reliable early indicator that microbial activity has already begun.
If any of those conditions apply, the honest answer is that a professional assessment costs very little relative to what you risk by waiting. But you need actual moisture meter readings to know.
Documentation, Insurance, and What to Do in the First Hour
Water damage is generally covered under a standard Texas homeowners insurance policy when it results from a sudden and accidental event — a burst pipe, a failed water heater, an appliance malfunction. Flooding from external sources is a separate line entirely, covered only under a flood insurance policy, which is why the July 2025 events left many Central Texas homeowners without coverage: flood insurance penetration in the region is notably low.
If you have a covered loss, documentation created in the first hour matters. Before any extraction or drying begins, photograph every affected area from multiple angles. Note the time you discovered the water and the apparent source. Do not discard any damaged materials until your adjuster has either inspected or explicitly waived their right to inspect. A restoration company working alongside your claim will typically communicate directly with your adjuster and provide drying logs, moisture readings, and scope documentation that supports your claim — a significant advantage over self-managing a loss and submitting receipts after the fact.
One legal point worth knowing: Texas Insurance Code Section 707.002 requires you to pay your deductible.
